NY apartments used to be pretty few and far between in Downtown Brooklyn-- New York City's third-largest central business district after Midtown and Lower Manhattan.

 

Other than the septet of 15-story buildings that make up Concord Village, and a few older Downtown Brooklyn apartments scattered about, there wasn't much in terms of housing here--until recently.

 

In 2004, the neighborhood was re-zoned to allow a greater concentration of residential properties. This spurred a great change in the community's profile, as new luxury rentals and condo towers have sprouted up, and developers have converted old office spaces into lofts and other units.

 

Today, many feel that Downtown Brooklyn (like Manhattan's Financial District) is well on its way to becoming a true round-the-clock community, attracting both young professionals and even families to the area.

 

Apartments are generally considered to be bounded by Atlantic Avenue to the south, Sands Street to the north, Ashland Place and Navy Street to the east, and Cadman Plaza to the west. Of course, business and government offices and educational institutions still dominate much of the Downtown Brooklyn neighborhood. Iconic buildings include the clockface-fronted Williamsburgh Savings Bank Tower, the red-bricked MetroTech Center, the colonnaded Brooklyn Borough Hall, the imposing Federal Courthouse on Tillary Street, and the grand old General Post Office overlooking Cadman Plaza East.

 

The Cadman Plaza Park provides the neighborhood's only real open space. These 10 acres are combined with a series of other, smaller parks to form the green mall between Borough Hall and the Brooklyn Bridge. A recent renovation has spruced these areas up a bit, but their primary purpose is still to provide government and office workers with a nice outdoor place to eat lunch, rather than a weekend retreat for residents.

 

Even if the community is short of certain amenities and services--though the addition of a three-days-a-week Borough Hall Greenmarket has filled a big hole--residents of Downtown Brooklyn apartments enjoy access to plenty of public transportation, including many subway lines that get you into Manhattan in one stop. Within easy walking distance are the neighborhoods of Brooklyn Heights (with its beautiful promenade) and the cultural and culinary attractions of DUMBO.
