Like large swaths of New York City, the Lower East Side became a grim and dangerous place in the 1960s and '70s. However, today, gentrification has come to this area and the Lower East Side has experienced a healthy, nondestructive renewal process.

The variety of apartments range from pre-war-and, sometimes century-old-walk-ups to contemporary luxury doorman buildings. This neighborhood is roughly bounded Allen Street and the East River, and below East Houston Street. The prices of Lower East Side apartments tend to be more modset than those found in neighborhingEast Village, NoLita, or even Chinatown. 

History of Lower East Side

Lower East Side real estate has a notably rich history: from the late 19^th through the early 20^thcenturies, the Lower East Side apartments were America's first homes for literally millions of immigrants. Many tenement builings have been remodeled, but the excellent Lower East Side Tenement Museum gives tours of historically-recreated Lower East Side apartments, focusing on family life in the early part of the last century.

Here, old and new worlds meet. Several historic landmarks can be found side by side with upscale shops, trendy restaurants and some newly resurgent cultural institutions such as art galleries, theatres, and the recently built New Museum, with its focus on cutting-edge, contemporary art, on the neighborhood's Western edge.

One of the great Lower East Side traditions is bargain shopping on Orchard Street, especially on Sunday afternoons, when blocks between East Houston and Delancey Streets become vehicle-free pedestrian zones, and merchants bring their wares--from vintage clothing, funky furniture, luggage, boots and bags--onto the streets.

There are dozens of outstanding restaurants and food shops around too, from the raucous Schiller's Liquor Bar and the renowned wd-50 to the legendary Katz's Delicatessen, and Russ and Daughters. Other favorites include Economy Candy and Guss' Pickles, to the brilliant il laboratorio del gelato and the home of the best cupcakes in town, Sugar Sweet Sunshine Bakery. 

The best news: despite all the gentrification and influx of hot-spot restaurants and boutiques, Lower East Side apartments retain the friendly communal ambiance it has been known for throughout its historic past.
