Top Ten New Construction Rental Buildings in Brooklyn

The most excellent borough of Brooklyn was doing just fine, thank you very much, for all those decades before it seemingly got "discovered" these past few years by the likes of the New York Times. Not that we're complaining... really, Brooklyn still feels like Brooklyn--all of the energy and vibrancy of Manhattan, but on a more neighborhoodly scale--and the food's never been better.

And maybe the best part about all of this recent attention? Some extraordinary new luxury rental buildings, right in Brooklyn's most sought-after communities. Here then, is the Urban Edge Top 10 list of Brooklyn New Construction Rental Buildings (as compiled in May of 2011), based on design and architectural innovation, the quality of services and amenities for residents, and the building's successful integration into the neighborhood.

 

  1. DKLB

    Possibly our favorite of the Brooklyn luxury rental buildings that have been popping up all over the place in the Downtown / Fort Greene area over the past few years, DKLB first opened in late 2009 and its 36 stories reached near-capacity in a hurry. And no wonder: in addition to its excellent location in the heart of lovely and lively Fort Greene--and, for commuters, near just about every subway line in town--DKLB also offers its residents a long list of sought-after amenities, including valet parking, on-site yoga studio, washer/dryers in every home, screening room, and landscaped sun deck overlooking Fort Greene Park.

     

  2. Arias Park Slope

    Arias Park Slope, 12 stories high and 95 luxury rental units large, is situated toward the northern edge of the always-desirable neighborhood, right near lots of subway lines, Fort Greene Park, BAM, and, of course, all the community's great food, shopping, and nightlife options. Among the many services and amenities that grabbed our attention here: a putting green in the large interior courtyard, a pet spa, a yoga studio, a roof deck huge fire pit (with surround seating) and private cabanas. Arias Park Slope is expecting to begin move-ins in the summer of 2011.

     

  3. BKLYN Gold

    Conveniently located in the heart of Downtown Brooklyn, BKLYN Gold is the name for this elegant pair of contemporary, 13-story luxury rental buildings that opened in the fall of 2010. BKLYN Gold offers its residents easy access to the terrific shopping and restaurants of Brooklyn's best neighborhoods--including Carroll Gardens, DUMBO, and Fort Greene--handy public transportation, and a wealth of amenities, including a large, top-of-the-line fitness center; an oversized, sky-lit indoor pool; ground-floor bike storage and landscaped roofdecks with private cabanas and a barbecue area.

     

  4. Viridian

    Tucked away in the burgeoning but still relatively-undeveloped neighborhood of Greenpoint, Viridian is a handsome, contemporary six-story building with 130 luxury rental units. Viridian Brooklyn began renting in the summer of 2009, and offers its residents such services and amenities as an on-site Zip Car pick-up spot, as well as a playroom, heated indoor pool, ground floor bike and stroller storage, billiards room and roof deck looking out over the East River.

     

  5. The Atlantic Stamp Building

    The Atlantic Stamp Building, an eight-story contemporary luxury rental that opened in the summer of 2010, stands in the intersection of four of Brooklyn's prettiest and most dynamic neighborhoods: Boerum Hill, Cobble Hill, Brooklyn Heights and Downtown Brooklyn, which means commuting is a breeze, and hanging near home is a blast. Among the attractive features at the Atlantric Stamp Building: oversized windows, true oak floors, modern appliances and fixtures, and a communal roof deck.  

     

  6. The Boswyck

    The handsome and understated Boswyck, opened in the fall of 2009, is the first of its kind, we think: a luxury rental building in the Brooklyn community of Bushwick, which is just being "discovered" by young creative types looking for more space, cheaper rent, and neighborhoods with character. But the Boswyck appeals for other reasonds as well, including a fast and easy commute into Manhattan via the L train, and sold amenities such as a fitness room, fully-loaded laundry room, a communual outdoor space on the roof, and private terraces in most apartments.

     

  7. Green on Sixth

    Located near the great Prospect Park in the southern end of Park Slope, one of Brooklyn--and New York City's--most desirable neighborhoods, Green on Sixth combines comfortable luxury with admirable ideals. In fact, Green on Sixth, which just started renting in the fall of 2010, is not only expected to be LEED Gold certified, it also boasts of a carbon footprint of zero, made possible by such innovations as a sustainable elevator system, green rooftop garden and tankless "on-demand" electric water heaters. Other Green on Sixth resident amenities include ground-floor bicycle storage, a plug-in charger for electric cars, and a washer / dryer in each of the building's 26 homes.

     

  8. Zazza Williamsburg

    Zazza Williamsburg, just opened in early 2010 and towering over all in the southern end of that still-happening neighborhood, offers 20 stories of glass-enclosed luxury rentals overlooking the East River. Zazza Williamsburg offers its residents easy access to all of the great eating, drinking, and nightlife options of the neighborhood as well as many of today's most sought-after services and amenities, including ground-floor bicycle storage, community garden, and a washer / dryer in each of the building's 66 apartments.

     

  9. 175 Kent

    Standing seven stories high and 112 units large, 175 Kent offers residents all of the convenience and fun of Williamsburg living--an easy commute to Manhattan via the L train; plenty of great places to eat and drink and play when you want to stay home--with all of the comfort you'd expect from a contemporary luxury rental building. Right near the East River with terrific views of the water and Manhattan skyline beyond, 175 Kent started renting in the spring of 2011 and is tempting prospects with the likes of a state-of-the-art fitness center, a designy communal lounge, ground-floor bicycle storage and a huge 14,000 square-foot rooftop lounge.

     

  10. The Clinton Grand

    Call it Brooklyn brownstone living for the 21st Century. The exterior of the new-in-2011 Clinton Grand fits right into the great, historic Clinton Hill neighborhood, with its almost townhouse appearance and low profile. Inside, however, these are true contemporary luxury rental apartments--62 in all--offering residents such expected services and amenities as a high-tech fitness center, a roof deck, a party lounge with game systems and billiard table, and private parking spaces.
